Own your own Home Condition Survey and HIP - and take control
Home Condition Survey
The Home Condition survey is a property condition inspection, the equivalent of the existing Home Buyers Survey. Severn Surveyors provide experienced and SAVA accredited Home Inspectors to carry out condition surveys of residential property in order to inform a home buyer's decision to invest in the new home of their choice.
The Home Condition Report (HCR) and Home Condition Survey (HCS) are:
- presented in a straight forward way without hiding behind technical terms or confusing jargon.
- use a simple 1/2/3 condition rating of key property elements
- provide a comprehensive condition report looking at the issues that will affect your decision to purchase, or the price you might agree to pay.
- identify significant condition problems early in the purchase process

Which? and the Council of Mortgage Lenders both strongly recommend that home buyers commission an independent property condition survey before committing to a purchase.
70% of home buyers do not commission any form of independent survey on the property they purchase. Why take the risk on what is likely to be the biggest investment you will make?
Home Information Pack (HIP)
Before a home can be marketed a Home Information Pack (HIP) must be in place. By commissioning your own HIP you can free yourself from costly estate agent tie-ins, market restrictions or penalty payments and can save you money.
Severn Surveyors is a specialist Home Information Pack provider, offering a personal professional and cost effective service. We provide:
- Competitive prices
- Personal attention
- Efficient and professional service
- Fast turnaround to minimise delay
- Impartial advice
HIPs contain a number of specific documents which are compiled into a single report to provide prospective buyers with information about your property. It is the responsibility of the home seller to ensure that a pack exists, is accurate and complete.
