Home Condition Survey
The Home Condition survey is a property condition inspection, the equivalent of the existing Home Buyers Survey. Severn Surveyors provide experienced and SAVA accredited Surveyors to carry out condition surveys of residential property in order to inform a home buyer's decision to invest in the new home of their choice.
The Home Condition Report (HCR) and Home Condition Survey (HCS) are:

Which? and the Council of Mortgage Lenders both strongly recommend that home buyers commission an independent property condition survey before committing to a purchase.

Home Information Pack (HIP)
The Government announced the suspension of Home Information Pack (HIPs) with immediate effect from 21 May 2010. Homes marketed for sale on or after 21 May 2010 will no longer require a HIP.
The Energy Performance Certificate (EPC) will be retained. Sellers will still be required to commission an EPC, but won't need to have received an EPC before marketing their property. This means that a seller or a person acting on their behalf i.e. an estate agent must have instructed an accredited Energy Assessor to carry out an energy performance assessment. Under the Regulations, the duty to provide an EPC falls on the seller.

Sellers should be aware that an EPC may already exist, if they bought the property since 2007. The EPC relates to the property, and not the owner.
The life of an EPC is 'up to 10 years'.
