Legal Requirement
Energy Performance certificates (Non Domestic EPC) are a legal requirement for Commercial properties, on Construction, Sale, or Rent. An EPC is required by law to be in place when marketing a commercial property for sale or rent. It is the building owner's responsibility to ensure they remain compliant with the UK Regulations.
The Energy Performance Certificate identifies 4 ratings for a commercial property:-
- The actual rating for that property based upon the inspection carried out by the Energy Assessor.
- The stock average rating for properties of a similar type. This enables the property owner and occupier to compare their property with another of a similar type.
- A rating for that building if it was built in accordance with 2006 Building Regulations. This gives an idea of the energy rating if the property was constructed in compliance with Part L of the current Building Regulations.
- The rating for an equivalent zero carbon building.
