EPC assessors for residential properties

Since October 2008, every residential property constructed, sold or made available to rent, is required by law to have an Energy Performance Certificate (EPC) The EPC is required by law to be commissioned when marketing a residential property for sale or rent. It is the building owner's responsibility to ensure they remain compliant with the UK Regulations.
What is an EPC?
An EPC provides information on the energy efficiency of a property to home owners, tenants and buyers. It gives the building a standard energy and carbon emission efficiency grade from ‘A' to ‘G', where ‘A' is the most efficient and with the average to date being D.It aims to inform home owners, tenants and prospective buyers of the efficiency standards of a property.
The most common recommended improvements include:
- Energy efficient lighting
- Loft insulation to a minimum of 250mm
- Upgrade of boiler to condensing type
- Upgrade of heating controls – room thermostats, TRV’s
- Hot water cylinder – insulation / thermostat
Energy Performance Certificates can only be carried out by a competent person who is qualified and Accredited as an Energy Assessor.The inspection for an Energy Performance Certificate typically takes approx three quarters of an hour.

Energy Report
The energy report includes energy saving measures that can be taken to reduce household energy bills. These include general recommendations on improving the energy efficiency and environmental impact for the property. The proposed measures are recommendations only and a guide price to the possible savings is also given.
