What is an EPC?

EPC energy scaleThe Energy Performance Certificate (EPC) gives the building a standard energy and carbon emission efficiency grade from ‘A' to ‘G', where ‘A' is the most efficient and with the average to date being D.

The Energy Performance Certificate provides information on the energy efficiency of a property, based on CO2 emissions. The Government believe that Certification will raise awareness of energy efficiency in the commercial property sector and with home owners, tenants and prospective buyers in the residential sector, and encourage all building owners to ensure a high standard of energy efficiency.

The energy assessment uses the National Calculation Method, which is based on standard assumptions about energy usage. This approach provides consistency when comparing the energy efficiency of different buildings. The certificate includes recommendations on how to improve the buildings energy efficiency. Legal requirement

Both Non Domestic and Domestic EPCs are a legal requirement for properties under construction, for sale, or made available to rent. An EPC is required by law to be in place when marketing a property for sale or rent. It is the building owner's responsibility to ensure they remain compliant with the UK Regulations.
