What is a HomeBuyer Report?

The phrase “HomeBuyer Report” is still widely used by buyers, but the modern RICS equivalent is usually a RICS Level 2 Home Survey.

A Level 2 Home Survey is generally suitable for modern or conventional properties that appear to be in reasonable condition. It highlights significant defects, urgent matters and issues that may affect your decision to proceed.

For older, altered, extended or more complex properties, a RICS Level 3 Building Survey is usually more appropriate.

Which survey do you need?

The right survey depends on the property type, age, construction and condition.

RICS Home Survey Level 2

  • Clear condition ratings
  • Highlights significant defects
  • Practical advice before you buy
RICS Home Survey Level 3

Level 3 Building Survey

Usually recommended for older, larger, extended, altered or more complex properties.

  • More detailed inspection and reporting
  • Defect causes and repair advice
  • Useful for period or altered homes
Roof inspection included

Drone support where suitable

Every survey includes a roof inspection, with drone support used where suitable, safe and weather permitting.

  • Helps assess roofs and chimneys
  • Useful for high-level areas
  • Included where appropriate

What affects survey cost?

Survey fees vary because every property is different. The guide prices above are based on property value bands, but the final fixed fee may also depend on:

  • property size and layout;
  • property age and construction type;
  • whether the property has been extended or altered;
  • overall complexity and condition;
  • location and access arrangements;
  • whether a Level 2 or Level 3 survey is required.

The best way to confirm the fee is to send the property details through the quote form.
