Side by side comparison
This comparison gives a practical overview. Final suitability always depends on the individual property.
| Feature | Level 2 Home Survey | Level 3 Home Survey |
|---|---|---|
| Best suited to | Conventional houses, flats and bungalows that appear to be in reasonable condition | Older, altered, extended, non standard or more complex residential properties |
| Depth of advice | Concise and practical | More detailed and repair focused |
| Construction commentary | Clear overview | Broader explanation where the building warrants it |
| Repair implications | Flags key issues and next steps | Gives fuller discussion of likely implications and priorities |
| Common buyer type | Buyers of straightforward homes wanting a solid condition overview | Buyers of period, unusual or riskier homes wanting deeper scrutiny |
Choose Level 2 if the property is broadly straightforward
Level 2 is often the right fit for many modern and post war homes, standard flats and conventional bungalows where the property appears to be in reasonable order and there is no obvious sign of unusual construction or major alteration.
Choose Level 3 if the property carries more uncertainty
Level 3 is often the better route where the house is older, extensively changed, poorly maintained, of unusual construction, or simply where you want a more thorough understanding before committing yourself.
Common triggers that often point towards Level 3
If one or more of these apply, Level 3 is often worth serious consideration.
Age
Period properties and older housing stock often have construction details, maintenance histories and repair issues that justify fuller commentary.
Alterations
Extensions, loft conversions, wall removals, reconfigurations and mixed construction types can all add complexity.
Visible condition
Cracking, dampness, unevenness, roof deterioration, ageing services and neglected maintenance are all signs that a deeper survey may be sensible.
